I have driven by this home for 15 years and love the setting, location and street. It is not my listing, but it is potentially a great buy.
Listing of the Week (not my listing but one i would buy version).
A couple times a year I run into listings that check all the boxes as rare opportunities. This listing by Dan Gutfreund Sotheby's is one.
13123 Log Cabin Pointe, Fenton MI, 48430.
This is a combination of great value and superior location. Walk with me on this, first the facts:
5990 square feet, 4 beds, 5.5 baths, elite build quality, 92 feet of lake frontage, 3/4 acre lot, 4 car garage.
Separate matching carriage house, perfect for home office, yoga/meditation retreat.
What my experience tells me:
The location is quiet, private and off the boating lanes, arguably one of the most relaxing inland lake streets in SE MI, a true peninsula with water front residences on both sides. Lake Fenton is an 890 acre all sports lake located 1 hour north of Downtown Detroit, and 45 minutes north of University of Michigan - Ann Arbor.
The home is priced well below $400 a square foot which is a commonly quoted figure by local builders when discussing lake front new construction with far less premium materials.
Why is this a great buy:
All of the above, quality of build, irreplaceable location, value per dollar are what buying real estate is all about, this home combines place and space.
First the lot is great and the home is ready. A similar lot in comparable location is more than likely going to be a long wait, constructing a home this large will take two, probably three summers site improvements and permitting
Secondly, the current aesthetics will not appeal to everyone, but to remodel will take far less time and cost than starting from scratch, spending $250,000.00 on remodel will still have investment under $400.00 a square foot.
