Thoughts: Prices are rising due to inventory shortage. Contract list price and new listing prices show prices are stable at worst with 10% increases YoY. Closed prices up over 5% is in line.

A higher percentage of new listings went under contract in 2023 vs. 2022 showing heavy buyer interest. Showings per new listing are almost even at 12.7 vs.12.8.
